What’s the difference between an appraisal and a valuation?

An appraisal is an agent’s estimate of what your property would sell for today. A formal valuation is a registered valuer’s independent, written assessment of market value, which banks, courts and the tax office can rely on.

A free agent appraisal is not a formal valuation. Use an appraisal to price a sale; use a registered valuer when someone else needs to rely on the figure. Read the full comparison →

Common questions

Is a free property valuation accurate?

A free appraisal is an informed estimate, not a guarantee. Its accuracy depends on how many similar properties have sold nearby recently and how well the agent knows the area. Ask the agent to show you the comparable sales behind the figure.

How long does an appraisal take?

It depends on the type. Tony offers a desktop appraisal from recent sales and REMAX Powerhouse’s own sales data, a kerbside appraisal from the street, or a full on-site inspection. He contacts you within one business day.

Do I need a valuation to sell?

No. To sell, you need an agent’s appraisal to set the price. A formal valuation is only needed for things like bank lending, a deceased estate, family law, tax or super fund reporting.

Who can do a formal valuation in Queensland?

A valuer registered with the Valuers Registration Board of Queensland. You can check a valuer’s registration on the board’s public register.
